Facebook Ads vs. Direct Mail for Seller Leads: Compare the Work and the Evidence

Compare audience selection, response handling and acquisition records without borrowed lead-cost benchmarks or assumed campaign attribution.

TL;DR

Start with the choice you control

The question is not whether somebody else obtained cheap Facebook leads or a profitable mail campaign. It is which process fits your buying area, budget and ability to respond.

Meta describes lead-generation ads as a way to create interest across its platforms and connect inquiries with follow-up tools. That is a vendor description, not evidence that a form submitter owns a suitable house or will sell at a workable price.

Mail begins with a recipient decision and a physical send. An owner can respond later, ignore the piece or ask for removal. A completed mailing is distribution, not seller intent.

Neither channel eliminates the job of evaluating the house and agreeing on terms.

Compare the tasks, not just the media bill

Decision Facebook lead ads Direct mail
Who is selected? You configure a campaign within Meta's current permitted controls and delivery system You review the properties and intended recipients for the mailing
What must be prepared? The ad, destination or form, truthful offer and working inquiry handoff The audience, address handling, creative, proof and send decision
Where can work be lost? Unreviewed forms, missing contact context and inquiries nobody accepts Bad recipient information, missed replies and repeat sends without review
What cash belongs in the comparison? Actual media spending plus creative, tools and other costs included in your chosen scope Actual mailing spending plus research, creative and other costs in that same scope
What remains with the buyer? Appropriate follow-up, property evaluation, offer and transaction The same buying work

This is a task comparison, not a claim that one channel is cheaper, more accurate or more motivated. Do not compare an ad-account media total with an all-inclusive mail invoice and call the difference a performance result.

For mail, the frequency lesson provides a pre-send review: recipient changes, stop requests, funds, capacity and an explicit proceed, revise or hold decision. Apply the same discipline to new advertising commitments rather than letting a budget run without a review owner.

Do the platform and contact review before launch

For an ad campaign, check the actual current classification, allowed targeting, creative, destination and lead-data requirements for what you propose to advertise. Do not assume that controls from another advertiser's tutorial remain available or appropriate for your housing-related campaign.

This comparison does not verify a particular Meta account setup, review decision or learning-period threshold. It also does not promise that you can target a chosen set of property owners with the precision of a recipient file.

For both channels, establish how inquiries reach you and what contact the person actually requested. A submitted form or a call is not a blanket authorization for every future voice, automated or SMS sequence.

Use the same outcome definitions

Before spending, write down the review window and the outcomes you will count. Preserve each platform's raw activity totals, but do not merge them into a fictional number of unique sellers.

Invented comparison, not a campaign result or forecast: suppose two independently tracked tests each cost $900 under the same chosen cash-cost scope.

Observed outcome under the invented assumptions Ad test Mail test
Distinct, identified seller inquiries 12 6
Cash cost per inquiry $75 $150
Inquiries warranting property evaluation 1 2
Cash cost per evaluation opportunity $900 $450
Verified closed purchases 0 0

The first calculation favors the ad test on inquiry cost: $900 divided by 12 is $75, compared with $900 divided by 6, or $150. The second favors mail on the invented evaluation count: $900 versus $450 per opportunity. Neither test has an observed cost per closed purchase because there are no closed purchases.

Those small invented counts do not establish a channel winner. They show why the outcome definition changes the apparent answer. If your real tests reach different areas or have different costs included, disclose that before comparing them.

An evaluation opportunity in this worksheet means an inquiry you decide deserves property review. It is not Homebase's Qualified metric. That product label currently means a responding lead record is not Do Not Contact, not that its economics passed your buy box.

Leave attribution unknown when it is unknown

A person can encounter an ad, see a postcard and search the buyer's name before responding. Preserve recorded references and any seller recollection, but do not treat a recollection as proof of a single cause.

Homebase shared-number calls may have no campaign match. A QR visit is activity, not automatically a seller. See the tracking lesson before assigning outcomes to the latest send.

Do not use all account responses as a proven numerator for one mailing. Keep matched, unmatched and other-source inquiries distinguishable in the comparison you actually have evidence to make.

Choose the next test your operation can support

Pick a defined audience or service area, a cost cap, an inquiry owner and a review date. Resolve the setup and contact questions before spending. At review, examine the records and the work behind them instead of borrowing somebody else's cost-per-lead target.
