PPC for real estate investors means paying for ad traffic, then turning appropriate seller inquiries into a process your team can work. The cost that matters is not just the ad click. Account management, the landing page, tracking and follow-up can change what the campaign actually costs.
TL;DR
- Separate media spending from management, landing-page, tracking and response-handling costs before accepting a PPC proposal.
- Match the searcher's intent, buying area and landing-page message; a higher bid does not by itself secure useful traffic.
- Count calls and forms without counting the same seller twice, then keep appointments, contracts and purchases as separate outcomes.
- Require account access and a tested reporting handoff; an agency's advertised budget or result is not your local forecast.
Decide what you are paying to attract
A seller looking for a buyer is not the same audience as an investor looking for houses, a tenant looking for housing, or someone researching your company after seeing a postcard. Write down which inquiries the campaign should produce before choosing keywords.
Your buying area and property criteria belong in that decision too. Define how you will handle an inquiry for a house outside your area or repair limits. Do not call it a success merely because a form was completed.
Google's auction explanation identifies six factors, including bids, ad and landing-page quality, assets, thresholds, context and competition. That explains why a keyword list and a budget are not a reliable local cost-per-lead forecast. This guide does not provide a current local CPC estimate.
Compare an agency service with a lead purchase
Bateman Collective describes PPC management for real estate investors, including keyword research and landing-page work. Motivated Leads describes both a pay-per-lead offer and custom marketing, with custom campaigns running in the client's ad account and traffic going to the client's website. These are vendor descriptions checked November 8, 2026, not independently validated performance results.
The distinction changes the purchase. With an agency, establish what you can access and retain: the ad account, campaigns, domain, landing pages, creative, call records and reporting. With purchased leads, you are evaluating delivered inquiries and acceptance terms instead. Neither arrangement eliminates the work of speaking with sellers.
Ask for the exit process before signing. An arrangement that looks convenient during setup can be difficult to evaluate if you cannot inspect the spending or retain the campaign history. Do not assume ownership from a phrase such as “custom marketing.” Put the actual responsibilities in writing.
Build a PPC readiness sheet
| Decision | Evidence before launch |
|---|---|
| Account and assets | Who owns each account, who has access, and what remains available after cancellation |
| Search scope | Intended seller queries, excluded intent and a plan to inspect actual search terms |
| Location scope | Buying area, location settings to review and handling for out-of-area inquiries |
| Landing page | A truthful buyer introduction, appropriate property criteria and working call/form paths |
| Response owner | Named coverage for calls and forms, missed-inquiry handling and next-action notes |
| Measurement | Defined events, duplicate treatment, source fields and a test from inquiry to record |
| Spending control | Media budget, management and software charges, approval limits and review date |
Use this checklist before launch, then check current platform policies for your campaign. Completing the checklist does not guarantee that an account setting or ad will be approved.
Test the landing page on a phone. Confirm that its message follows the ad instead of changing the buyer's identity or promising an outcome you cannot support. Use a test submission that is clearly marked as a test, and confirm it reaches the person responsible for answering.
Calculate the full cost before interpreting results
The following numbers are entirely fictional, not agency quotes, market averages or a performance forecast.
| Illustrative monthly item | Amount |
|---|---|
| Ad spending | $2,400 |
| Management | $600 |
| Landing-page and tracking allocation | $200 |
| External total | $3,200 |
| Response and follow-up time | 10 hours |
| Time valued at an invented $30/hour | $300 |
| Total including that time value | $3,500 |
Suppose this invented campaign produces 20 unique inquiries and 8 relevant seller conversations. External cost per inquiry is $3,200 divided by 20, or $160. Including the stated time value, cost per relevant seller conversation is $3,500 divided by 8, or $437.50. These are different denominators and different cost definitions.
If there are no completed purchases, cost per purchase is not an established result. Do not divide by an expected future closing. Keep open opportunities visible without converting them into revenue.
Connect the first inquiry to later outcomes
Keep the raw call or form event, the seller/property record, the initial source when known and later activity. A seller who calls and then submits a form should not automatically become two unique inquiries. Keep branded and non-branded search results separate when interpreting demand: a search for your company may follow an earlier referral or mailing.
Google's offline-conversion documentation explains how later outcomes can be linked to earlier ad clicks or calls. It also states that offline-conversion and enhanced-conversion-for-leads uploads began migrating to Data Manager API on June 15, 2026. Do not follow an old integration recipe without checking the current method. Decide which event is being imported, retain its supporting record, and verify the implementation and applicable consent requirements before sending customer data.
An imported conversion is still the event you defined. It does not turn a callback into a contract or a contract into a completed purchase.
Choose a campaign you can fund and work
Review missed responses, irrelevant searches and broken tracking before increasing spending. A scheduled review is useful even when purchases remain unresolved. It lets you fix a specific operating problem without pretending a short test proves a long-term conversion rate.
