Buy motivated-seller leads when a provider's actual inventory, acceptance terms and delivery process fit the conversations you can work. Generate your own inquiries when you want more control over the audience, message and campaign history and can operate the process. Neither route buys a signed contract.
TL;DR
- A raw owner list, an incoming seller inquiry and an offered property are different purchases; identify the input before comparing prices.
- Check source, capture time, property fit, duplicate exposure and the exact meaning of exclusive before accepting a purchased lead.
- Generating your own inquiries leaves campaign setup, spending and response handling with you or your chosen service; buying inquiries leaves acceptance and seller follow-up with you.
- Compare actual worked conversations and downstream outcomes using the same cost definition, not a vendor's motivation score or testimonial.
Start by naming what is being sold
A list provides records for research or outreach. A lead provider supplies an inquiry it has obtained. A wholesaler may offer a property under a particular agreement. Those inputs leave different tasks on your desk.
Before looking at a lead price, write one sentence describing the deliverable: for example, an inquiry concerning an owner-controlled house in your buying area, with a capture time and source information. That is an acceptance definition you can negotiate, not a claim that every provider supplies those details.
The whole-channel guide compares marketing workloads. This guide focuses on accepting and evaluating a lead purchase rather than running the underlying ad account.
Compare a marketplace with a pay-per-lead program
Two official offers illustrate the buying choices. Their pages were checked November 8, 2026.
| Offer | What the official page describes | What you still need to establish |
|---|---|---|
| iSpeedToLead | A marketplace with source selection, lead details before buying, automatic matching and a CRM or external-system handoff | Actual inventory fit, capture age, competing buyers, acceptance terms and what the refund promise covers |
| Motivated Leads | Pay-per-lead delivery for selected counties, advertised exclusivity, and a separate custom-marketing service | The operative exclusivity definition, geographic/property exclusions, replacement evidence and whether the remedy is credit or cash |
A marketplace can make individual selection part of the workflow. A delivery program can make the standing acceptance definition more important. Evaluate the actual offer rather than assuming all purchased leads are shared, all are exclusive, or all came from the same channel.
Both sites make refund-related marketing claims. This comparison does not quote eligibility deadlines or promise a refund because the homepage description is not a complete purchase agreement. Obtain and read the terms for the exact service before paying. An unanswered condition stays unresolved.
Make exclusive a question with a written answer
Ask who else can receive or work the inquiry, through which related services, for what period and in what territory. Ask what happens when the seller independently contacts another buyer. Even an agreement not to resell a lead cannot establish that the seller is speaking only with you.
Lead age also needs a definition. Save when the person first submitted the inquiry, when it reached the provider and when you received it, if those times are available. A fresh delivery notification does not by itself establish a freshly captured inquiry.
Ask what a provider's verification checks actually establish. A working phone, a person confirming a property and a person willing to accept your purchase terms are different findings. Do not turn the word motivated into an underwriting conclusion.
Use this acceptance worksheet before the first charge
| Field | What to record or ask |
|---|---|
| Source and age | Capture channel, original capture time, delivery time and whether either is unavailable |
| Property fit | Buying area, property type, price expectations and known exclusions |
| Person and property | What connects the inquirer to the house, and what remains unverified |
| Exclusivity | Parties, duration, territory and exceptions covered by the actual terms |
| Duplicate exposure | How prior inquiries, repeat submissions and leads already in your records are treated |
| Contactability | Checks performed, contact attempts required and how wrong-party results are documented |
| Replacement process | Eligible reasons, evidence, submission window, dispute route and remedy |
| Delivery and response | Handoff test, notifications, assigned responder and coverage when that person is unavailable |
| Downstream record | Conversation notes, appointments, offers, contracts and completed purchases kept separately |
This is a purchasing worksheet, not a certification that a provider meets it. Retain the accepted terms and the information supplied for each inquiry. Do not put seller contact details into a public comparison report.
A single designated responder helps avoid duplicate calls from your own team. Keep the provider's delivery ID alongside your internal seller/property record so a second submission can be investigated instead of counted automatically as a new opportunity.
What changes when you generate your own inquiries?
An owned campaign gives you decisions to make about audience, message, destination and spending. It does not guarantee that the underlying data is correct or that the audience will respond. You can hire help with campaign work, but verify which accounts, creative and reporting you retain.
Mail can begin with a researched owner and mailing destination. Paid search begins with a person's search and an ad interaction. Neither is a substitute for answering the eventual inquiry. Choose the operating work you can sustain, not merely the input that looks cheapest.
For unlisted-house sourcing, the off-market guide explains why a candidate is not yet a willing seller or an available purchase.
Compare the cost of conversations you actually worked
Here is fictional arithmetic, not vendor pricing or a typical conversion result. Suppose you pay $1,200 for six delivered inquiries and spend four hours handling them. At an invented planning value of $30 an hour, total cost is $1,320. If three become relevant seller conversations, the illustrative cost is $1,320 divided by three, or $440 per conversation.
Keep all six deliveries visible, including rejections and their reasons. If one receives a credit, record the credit rather than silently changing the history. For an owned campaign, include its media, production, channel software and working time before dividing by the same conversation definition. Keep contract and purchase counts separate and do not invent a cost per purchase with no purchases.
Buy when the accepted input and response workload fit. Generate when you want the campaign control and can handle the work. You can also decide that neither is ready until your response process is staffed.
