Should you use Homebase or Deal 90?
Same mail system. Two ways to work with us.
You can use Homebase yourself. Pick the neighborhoods, buy the mail, and we build the lists and run the campaign. Your website, local number, leads, and neighborhood information are there in the dashboard.
Or you can do that inside Deal 90 and work with me on the acquisition process around it.
We're sending mail either way. The difference is the help you want turning those seller conversations into a house under contract.
If you mainly need the marketing, use Homebase
Maybe you've bought houses before. You know your area, you understand the work, and you're comfortable making offers. You just want a more consistent way to get in front of owners yourself.
That's what Homebase is built for.
You choose the areas and mailing plan. We handle the list, mail, and connected system. You handle the calls, appointments, and buying decisions.
You don't have to join a coaching program to get the mail system.
Deal 90 puts the acquisition process around the mail
Deal 90 gives us a 90-day window to work on this together. We start with the neighborhoods, get the mail moving, and use the preparation period to get you ready for the conversations.
I organize the work around four roles you play as an investor:
- Investor: choose the houses you want and understand the numbers.
- Operator: get the business and people in place to complete a purchase.
- Marketer: build a mailing plan around the neighborhoods you want.
- Negotiator: take the seller from a first conversation through the appointment and offer.
This is focused on acquiring a deal. I've made plenty of material about other parts of real estate, but here the work needs to help you buy the house.
We practice what happens inside the house
Knowing the theory of an appointment and feeling comfortable on one are different things.
We work through how you introduce yourself, explain the walkthrough, identify the scope of work, and talk about the offer. We practice the stories that demonstrate your experience and help the homeowner understand what you're bringing to the transaction.
Those stories need to be true and sound like you. The point is to build authority you can actually carry into the appointment.
You get practice with the group and direct work with me, including reviewing how you're progressing. That makes it possible to work on the part of the process that needs attention instead of watching lessons and hoping they stick.
The dashboard supports the work
Deal 90 uses the same Homebase campaign system. Your coaching area sits alongside the neighborhood information, communications, and leads. You're applying the preparation to the actual areas you're mailing and the actual seller conversations you're having.
Group practice gives you a place to rehearse. Direct sessions give us a place to look at your situation and work on what needs attention. The aim is to carry that work into an appointment, explain an offer, and get a purchase agreement that you can take through to closing.
Where do you want the help?
If the missing piece is a reliable way to market to the neighborhoods you want, let's talk about Homebase and the mail plan.
If you also want help choosing those areas, preparing the business, or getting stronger in the seller conversation, that's where Deal 90 comes in.
You still need to answer the calls and go on the appointments. What we can do together is make you more prepared when you get there.
The mailing budget and the coaching offer are separate. We'll go through the actual scope, payment terms, and any applicable guarantee conditions for the offer you're considering so you know what you're agreeing to.
Bring an area you like and tell me where the process gets stuck for you. That gives us a useful starting point for deciding which way of working together fits.
Keep going through the Homebase breakdown.
